Important Note for Rental Applicants

If you submit a rental application or related form, we may collect information that is considered sensitive personal information (such as Social Security number and income details). We use this information only for legitimate housing-related purposes such as identity verification, eligibility evaluation, screening (where applicable), fraud prevention, compliance with legal obligations, and processing your application.

Scope and Applicability

We do NOT use sensitive personal information for targeted advertising, remarketing, behavioral profiling, or any unrelated marketing purposes.

We do NOT sell or share sensitive personal information. We may disclose it only to authorized service providers assisting with application processing, identity verification, screening, fraud prevention, or legal compliance, or as required by law.

Google API Use


If we use Google APIs in the future, our handling of information will adhere to the Google API Services User Data Policy, including Limited Use requirements.

In short: We process your information to provide, maintain, improve and deliver our Services, communicate with you, for security and fraud prevention, and to comply with law. We may also process your information for other purposes with your consent.

Third-Party Form Data Processing

Rental inquiries and application form data are collected using a third-party service provider. Information submitted through those forms is stored securely on that provider's systems — off-site from our website hosting environment — and is accessed by us and our authorized partners only for the purposes described in this Policy.

What legal bases do we rely on? EU, UK, and Canadian Residents
This section applies only if you are located in the EU, UK, Canada, or another jurisdiction that requires a stated legal basis for processing personal information. For California residents, your rights are described in the CCPA/CPRA section below.

Where applicable, we rely on the following legal bases: consent (which you may withdraw at any time); performance of a contract; our legitimate interests (such as security, fraud prevention, and service improvement), where those interests are not overridden by your rights; compliance with legal obligations; and protection of vital interests.

  • Parties in connection with a corporate transaction (such as sale of our business, merger, consolidation or asset sale), in which case the transferee entity will assume the rights and obligations as described in this Privacy Policy.

Cookies and other tracking technologies

In short: We and our trusted partners may use cookies and similar tracking technologies (web beacons, pixels, tags) to collect and store information when you visit our Site. See our separate Cookies Policy for full details on the types of cookies we use and how to manage them.

In general, cookies are used to support site functionality, remember preferences, and collect aggregate usage analytics. Where applicable in the future, cookies may also support advertising and remarketing in relation to general site visitors — not rental application data. You may control or disable cookies through your browser settings, though doing so may impact certain Site features.

Advertising, Analytics, and Tracking Technologies

Current Use
We do not currently use Google Tag Manager, Meta Pixel, LinkedIn Insight Tag, or other advertising or remarketing tools. Analytics tools, if used, are configured to collect only aggregate, non-identifiable data for performance measurement purposes.

Potential Future Use
We may in the future implement analytics, advertising, or social media measurement tools such as Google Analytics, Google Tag Manager, Meta (Facebook) Pixel, Meta Conversions API, or LinkedIn Insight Tag. If and when we do, this Policy will be updated to reflect those tools. At that time:

  • We will disclose what data those tools collect and how it is used
  • We will ensure rental application pages remain technically separated from any such tools
  • We will provide appropriate opt-out mechanisms as required by applicable law


Do-Not-Track

Most web browsers include a Do-Not-Track ("DNT") signal. Because no uniform industry standard has been adopted, we do not currently respond to DNT browser signals. California law (CalOPPA) requires disclosure of our practice: as of the date of this Policy, we do not respond to DNT signals.

Global Privacy Control (GPC)
If we engage in 'selling' or 'sharing' personal information as defined by California law in the future, we will treat a valid Global Privacy Control (GPC) signal as a request to opt out of sale or sharing for the browser or device that sends the signal, as required by applicable law. We do not currently sell or share personal information as those terms are defined under the CCPA/CPRA.

Rental Screening, Consumer Reports, and FCRA/ICRAA

In some housing contexts, background checks, tenant screening, or consumer reports may be obtained by property owners, managers, or screening providers in connection with a rental application. Such reports may be subject to the federal Fair Credit Reporting Act ("FCRA") and California's Investigative Consumer Reporting Agencies Act ("ICRAA") and related laws.

Where a consumer report is obtained, required disclosures, authorizations, and adverse action notices are typically provided as part of that screening process by the party obtaining the report and/or the screening provider — not by Valley Rental Guru as a placement platform.

To the extent we receive information from screening-related partners in connection with our Services, we handle that information consistent with applicable law and the purposes described in this Policy.

How Long We Keep Your Information

We retain personal information only as long as necessary to fulfill the purposes described in this Policy, provide our Services, comply with legal obligations, resolve disputes, and enforce our agreements. Retention periods are determined by the type of information collected and applicable legal requirements.

When information is no longer needed, we take reasonable steps to delete or anonymize it. You may request deletion of your personal information subject to applicable exceptions (see Your Privacy Rights below).

How do we safeguard your information?

We implement reasonable technical and organizational security measures — including industry-standard procedures and policies — designed to protect your personal information against unauthorized access, disclosure, alteration, and destruction. We require third-party service providers who handle your data on our behalf to maintain comparable security standards.
